Since 1993, I have specialized in
second home and investment log cabins in the Tennessee Smoky Mountains. I have learned this business from the ground up and am intimately familiar with ALL aspects of profitable cabin ownership. When analyzing
cabins for their investment potential, I view them more from a property manager’s perspective than a Realtor’s perspective. I’ll guide you successfully through the cabin selection and buying process from choosing the best location to identifying and accomplishing the necessary upgrades. I’ll help you establish yourself with the best choice for your Management Company and I’ll advise you as to the best local sources for your cabin needs. I’ll eliminate the uncertainties to make your cabin buying experience pleasant and profitable.
I will help you find your dream
investment cabins in the Smoky Mountains.

Uncertainties in the national economy caused a 7% to 10% decrease in cabin rentals in the Smokies in 2009. 2010 rentals showed a trend to recovery and for quality cabins, 2011 rental incomes have returned to their previous levels. With 11,000,000 people vacationing here in the Smokies each year, cabin rentals are one of the largest industries in our area. A great percentage of our visitors return each year for their major vacation as well as for weekend getaways and rental cabins book year round here in the Smokies. When people find a cabin they like to stay in, they become very possessive of it! As far as they are concerned, when they come to the Smokies, that is their cabin and they treat it as such.

Without a doubt, it is currently a buyer’s market for investment cabins here in the Smoky Mountains. In response to market conditions, I have chosen to act as a Buyers’ Agent, cherry picking the available properties for people who have the interest and ability to take advantage of the opportunities presented by current economic circumstances. My compensation comes from the Buyers’ Agent commission built into the sales price.
Since the real estate bubble burst in late 2008, my greatest challenge has been finding cabins that meet my criteria. Unless they have experienced personal financial difficulties or have other personal reasons that necessitate the sale of their cabin, owner’s of profitable Smoky Mountain cabins have no motivation to put their properties on the market at 25% to 50% below what they paid for them. When I search for cabins for my customers and clients, I find only 1% to 2% of the available cabins have the potential for which I’m looking.
